What are the check-in and check-out times?

Accepted Answer

Standard check-in is 4 PM and check-out is 10 AM. Early check-in depends on our cleaning team's schedule and incoming guests. They cannot accommodate late check-outs.

Message us a day or two before your stay and we will do our best to accommodate your request!

How is booking direct different than Airbnb?

Accepted Answer

Booking direct simply means you’re reserving your stay through us instead of through Airbnb.
You’ll receive the same beautiful home, thoughtful details, and personal care either way — the experience doesn’t change.
The difference is:
No third-party service fees
Direct communication with us
Exclusive offers and returning guest perks
Some guests prefer Airbnb for the familiarity of their app, and that’s perfectly okay — we’ve included links there for your comfort. But if you’re ready to book direct, we’re here to make the process simple, secure, and seamless.

What are the cancellation policies?

Accepted Answer

Check our VRBO or Airbnb listing for the cancellation policies set for those reservations. They are set to the plaftorms firm/strict settings.

For direct bookings all reservations are non-refundable. However we understand that plans sometimes change!
If you need to modify your dates, we're happy to work with you to find alternative availability at the same property, within 2 months of your original stay dates — subject to availability at the time of the request.

Date change requests must be made more than 21 days before your arrival date. Your original payment will be applied as a credit toward the new dates. Any difference in price for the new dates is due at the time of the change.
Cancellations or date change requests made within 21 days of arrival are non-refundable and non-transferable. No exceptions.

Do the houses have air conditioning?

Accepted Answer

None of our homes have traditional central air conditioning — which is typical for mountain properties at this elevation. Evenings cool down significantly and most guests find it very comfortable with windows open. Each property has fans available, and a portable AC unit.

The Geo Domes/Movie Theaters at View Haus, Lakeview Lodge, and Zenya Haus have climate-controlled mini splits with both heating and cooling year round.
